Frequently Asked Questions

  • Here at Edge Student Living, we take your privacy seriously and will only use your personal information to administer your tenancy as part of our relationship with you as landlord (us) and tenant (you). As part of that relationship, it will be necessary for us to contact you from time to time to administer your tenancy, for example, emailing rent reminders/demands or notifying you of intended visits to your home, such as viewings or maintenance inspections. This will typically be done via email but you may also be contacted by phone in some circumstances, such as more urgent maintenance issues. Our privacy statement can be viewed by clicking on ‘Privacy & Cookies’ at the bottom of any page on our website.

  • Yes of course! You don’t need the hassle of sorting out broadband, waiting for it to be installed, then finding you’ve got no wifi signal in your bedroom! We provide broadband at all our properties for rent in Huddersfield.

  • Once you have selected the Huddersfield student property (or properties) you’d like to view, just submit a viewing enquiry form or give us a call to arrange a viewing over the phone.

  • Yes! You can view as many as you like. We’ll always try and arrange the viewings one after another to make the most of your time.

  • Please just drop us an email or give us a call and explain your situation. We may be able to help! We usually have a list of people wanting to join a group, so if you are short on numbers, we’ll work with you.

  • We have amazing all bills included studio flats and one bedroom apartments for individuals or couples to share. If these are out of your price range (or already taken!), please drop us an email via the ‘Join a Group’ link or give us a call to explain your situation and we may be able to help! We always have groups who are looking to add people to make up numbers.

  • Usually between 10 to 20 minutes per property viewed, but we’re happy to spend as much time as you need and answer as many questions as you can come up with!

  • We can give up to 4 people a lift between viewings. If there will be more than 4 of you on the viewing, someone will need to bring a car or you’ll need to arrange a taxi.

  • No, but it is useful for everyone to see the properties and avoids the need to do subsequent viewings, taking up more of your time.

  • Drop us an email to tell us and we’ll guide you through the process! Check out the How It Works page for a step by step guide of the process. The first step is to create an account and register your group’s details.

  • The deposit is £200 per person generally. If you are renting one of our studios or one bed apartments, the deposit is £400 (this is the same for a couple sharing). There are no booking fees!

  • Yes, under the myDeposits scheme.

  • Yes, provided the rent has been paid and there are no other deductions to be made, for example for damage to the property.

  • Yes, we give you a copy of a detailed inventory when you move in, which you can check through and add any notes you feel necessary. When you have moved out of the property, we will check over it again and compare it to the inventory we agreed with you at the start.

  • We provide bills inclusive rents (gas, electric, water, sewerage and broadband) at all our Huddersfield student lettings, subject to a fair usage policy.

  • This varies depending on the type of property. Please see each property’s individual details page, where the dates of the tenancy will be specified. If you have specific requirements about your tenancy dates, please let us know and we may be able to accommodate your requirements.

  • Yes! We make sure that between tenancies all our properties to rent in Huddersfield are brought back up to our high standards (where needed) with professional cleaning, redecorating, replacement of furniture and carpets, so it looks great when you move in.

  • You need to let us know as soon as possible and find a suitable replacement to take over from you. Once a replacement has been found they’ll need to sign the tenancy agreement and pay their deposit before we can release you (subject to the terms of the tenancy agreement). We’ll always (wherever possible) offer you alternative accommodation in another one of our properties. If you accept the alternative accommodation your deposit will be transferred to the new property, but otherwise your deposit will be retained to cover the cost of re-letting your room.

  • Call or text Mark! He’s our superstar maintenance man. 

  • We don’t allow any pets in any of our properties. You’ll find this is the policy across all student properties to rent in Huddersfield.

  • We collect rent at the start of each term in 3 equal instalments, in line with student loan payments. You can pay your rent via online banking, make a deposit into our account by going into your bank or by cheque. You can also pay in monthly instalments if you prefer. 

  • This is something you deal with Kirklees Council direct about. It’s done through their website and we provide information and links when you move in to help with it. University students are generally exempt from council tax, so for the period you are enrolled by a University as a student, you won’t be liable for council tax. There are other exemptions and discounts available, which you can read about on Kirklees’ website.
